A tile or vinyl floor usually does not need stripping when it starts looking dull. It needs a protective finish on top of it. Koblenz High Gloss Floor Finish is a liquid protective coating for hard floors that lays down a sacrificial gloss layer, so foot traffic scuffs the finish instead of the floor underneath. It is designed to be applied and then buffed with a home floor polisher, which is what gives it the depth of shine that a mop cannot produce.
The practical advantage is that the shine is renewable. Once the finish is down, a homeowner or small facility can bring the gloss back by re-buffing with the machine rather than adding another coat, so a single quart covers a long maintenance cycle. Koblenz lists it for wood, ceramic tile, marble, terrazzo, linoleum, vinyl and concrete, which covers most of the hard flooring in a typical house, church hall or small office under one product.
Use cases
- Restore gloss to a dulled tile, vinyl, terrazzo or sealed wood floor without stripping it first
- Periodic maintenance re-buffing, where the machine renews the shine with no new coat
- Protecting a newly cleaned floor before it goes back into traffic
- Small facility floor care done in house rather than by a contractor
Field notes
The order of operations matters more than the product. Apply the finish with a felt pad, let it dry completely, then buff with the machine brushes and finish with lambswool for the deepest gloss. Buffing before the finish has fully hardened is the most common mistake, and it gums the pads rather than polishing the floor.
Wash pads and brushes immediately after use. Finish left to cure in the bristles is difficult to remove later, and a loaded lambswool pad will smear rather than shine on the next job. If a floor streaks, it usually either burnishes out with more buffing or indicates the old coating needed stripping first.

Frequently asked questions
What size is this bottle?
It is a 32 ounce, one quart bottle, Koblenz part number 20-0550-2.
Which floors can I use it on?
Koblenz lists wood, ceramic tile, marble, terrazzo, linoleum, vinyl and concrete. We do not recommend it for luxury vinyl plank or laminate, since those urethane-topped surfaces are generally not meant to be machine buffed.
Do I need a floor polisher to use it?
You can apply the finish by hand, but the high gloss comes from buffing it with a machine. Most users apply with a felt pad, let it dry, then buff with the brushes and finish with lambswool.
Do I have to add another coat to bring the shine back?
No. Koblenz states that the gloss can be polished back up with the machine without applying additional coats, which is what makes one quart last.
How do I care for the pads afterward?
Wash the pads and brushes right after use. Finish that is allowed to harden in the bristles is much harder to remove later.
